Sabino Town & Country Estates properties are zoned CR-1 Single Residence Zone. The development standards for CR-1 require a minimum lot area of 36,000 square feet per home site (0.8 true acre and sometimes referred to as a “commercial” acre) with one residential dwelling unit per lot. 

However, under Pima County residential and rural zoning provisions, the County board of supervisors approved a request by the developer of Sabino Town & Country Estates for a “lot reduction option” where some of the development may be preserved as open space.  Under this option’s provision, individual lot sizes may be as small as 24,000 square feet  provided that in total there are no more individual one-family lots than one lot per gross acre (36,000 sq ft) of the area of the subdivision zoned CR-1.  In other words, if we add together our common property area and the actual lot sizes of our 77 properties and divide by 77, the product is 36,000 square feet - an average lot size.  In no case may any individual lot be less than 24,000 square feet actual.

All properties must adhere to provisions and restrictions established by CR-1 zoning in addition to the provisions and restrictions contained in the Association’s CC&Rs.
